Starting October 2008, an Energy Performance Certificate or EPC is required for all rental properties with new tenancy in Wales and England.
What does it mean for you?
This new requirement is significant for landlords. Prospective tenants will be encouraged to consider your property is if you have invested in efficient and nature friendly initiatives. Your properties will stand out in the market if you have environment friendly and cost efficient energy saving measures.
What is an EPC?
Energy Performance Certificates are very much similar to the familiar energy levels that are usually found on appliances like washing machines and refrigerators.
The environmental impact and energy efficiency of your property shall be rated using a scale of A-G, wherein A is considered as the most efficient while G is the least efficient. Also shown would be the present running costs for hot water, heating, and lighting as well as a list of various advisable energy saving improvements.
