We look for the best possible tenant to suit your property. We aim for the potential tenant to view the property within 24hours of contact where possible.
Once a tenant application has been submitted we will carry out a full vetting process. We take into account past and present employment and current residential status. We request ID in the form of a passport or driving licence, proof of current residency in the form of a bank statement or utility bill and proof of signature in the form of a debit or credit card. We use a recognised credit search company to assess the potential tenant’s financial circumstances. We will also means test to ensure the tenant can afford to rent the property.
For any potential tenants that are claiming housing benefit we request a letter from the local council to confirm the amount of rent that the applicant is entitled to. If the applicant has not yet made a claim we will telephone the council for verbal confirmation until the claim has been processed.
Any potential tenant that is under the age of 25 and/or claiming housing benefit will be asked to provide a guarantor; this person must be closely related to the potential tenant and own their own property. We will carry out the same reference checks for the guarantor as we do for the potential tenant.
Once we have had all the relevant paperwork returned to us we will then contact you to discuss the potential tenant and the outcome of their reference checks. Once you are completely happy with the tenant that we have found for you we will then organise a move in date that suits all parties.
