Getting the valuation right is as important as choosing the right agent.
Within Property Angel Ltd we take this process very seriously. Valuation is a fine line and although it is most important to achieve the best price, asking too much can sometimes ruin your chances of an early sale.
Most successful sales happen in the first weeks of marketing, frequently at the asking price and often more if there is competitive interest. If however one misses those so valuable early buyers, crucial time can be lost, often resulting in a lower price being achieved because the property has lingered too long in the market.
We don’t just snap our fingers and pluck a valuation out of the air on the spot, we do our homework. Firstly we consider comparable properties which have sold recently as well as properties currently for sale, we always discuss each valuation with our colleagues and check our register for likely buyers in order to judge the potential interest in a property like yours.
From all this we decide on probable value, we don’t inflate it just to please you and win your instruction, we try to be realistic and hopefully do better on the day.
Finally we discuss it with you and once we have considered all the information to hand we decide between us the most suitable asking price taking into account current market conditions and of course your own timing and circumstances.
We will also advise on method of sale. Private treaty, public auction or perhaps tender/closing date, a method that has proved successful in the today’s market.
